Anderson, Director of Engineering Re: Road access across landfill to Napco property in Minnetonka The application and review process is now underway in Minnetonka for the development of the Napco property west of the City of Hopkins former landfill. This development will be for 5 office- warehouse types of buildings, single story. The parking layout for these buildings shows 808 cars to be parked southeast of the Soo Line Railroad and 91 cars northwest of the railroad. The main access to the property will be from Shady Oak Road and across the railroad right -of -way. The developers of the property will be seeking a secondary access from the City of Hopkins across the former landfill. Several years ago, the City Council declared the former landfill as surplus property. Two parcels were sold at that time. As a part of the sale, the purchasers were told that a 60 foot strip of land next to their property would be reserved for a road. This road has not been constructed. It is across this strip of land that the developers of the Napco property will be looking for a roadway and secondary access to their property. The developers have been told that this road is not now in place and that the construction of it is not being contemplated at this time. If the road were to be requested by the Napco development, the initial request would come from the City of Minnetonka on behalf of the developers. The costs of the construction would be mutually agreed to by both Councils. The traffic implications are that a certain amount of the 800 -900 cars will be exiting to the intersection of 7th Street South and 11th Avenue South. Other traffic from that general area may go to the west to exit onto Shady Oak Road through the proposed project. • The above is for your information. There has been no action by the City of Minnetona.
