Use Permit-Rocky Roccoco-Locate a Sign in a Lesser Setback• January 17, 1985 Case No: 85 -04 Applicant: Lawrence Signs for Rocky Roccoco Location: 502 North Blake Road Request:- Conditional Use Permit to locate a sign in a lesser setback STAFF FINDINGS & COMMENTS: Anderson 1. Applicant is requesting a Conditional Use Permit to locate a sign in a lesser setback than required. The subject site is located at 502 North Blake Road, the current site of Rocky Roccoco. The site is zoned B -3. 2. Ordinance 427.42(15) requires for other proposed sign permits not prohibited by Section No. 409 and involving a lesser setback than that required by the Hopkins Zoning Ordinance may be granted only by and under a Conditional Use Permit as defined in Section 427.04(26) and under the applicable provisions and regulations of Conditional Use requirements set forth in Section 427.26 of the Hopkins Zoning Ordinance which Conditional Use Permits may require periodic reviews and may be cancalled for cause. 3. Ordinance 427.35 requires a 20 foot setback for a front yard abutting a County Road in a B -3 District. The applicant is proposing to have approximately a 10 foot setback. 4. The proposed sign is to replace the current sign which is located in the entrance/ exit on the north side of the property. The current sign is 1002 square feet. 5. The proposed sign is to be 96 square feet and will be approximately 20 to 25 feet maximum in height depending on the actual site survey. 6. The location of the proposed sign is on the south side of the site. 7. The proposed sign will be dark green, light green, red, brown and white in color. The sign will be made of Dupont Imron. 8. The site is currently being renovated and upgraded. The applicant is also pro - posing to replace two directional signs and also the menu sign. 9. The applicant stated that the existing sign is in the driveway and is a potential safety hazard. The existing sign is non - conforming because it has a lesser set - back than required. 10. Most of the surrounding signs along Blake Road are also non - conforming since the widening of Blake Road. • . & FEDERAL SIGN Division Federal Signal Corporation January 11, 1985 Mr. Richard Hill Hopkins City Hall 1010 First Street Hopkins, Minnesota 55343 Dear Mr. Hill; Enclosed is the information for the Rocky Rococo Restau- rant located at 502 N. Blake Rd. I have included the plot plan, the new front elevation and xerox copies of photos showing all the signs presently at that location. In scaling the photos of the sign it appears to be 9' wide, 10' high with overall height of 25'. The sign and reader board total 90 sq. ft per side. This DOES NOT include the "drive thru" sign, which appears to be approxi- mately 1 112' to 2' X 7' long, or a minimum of 10 112 sq. ft. per side, a total of 100 112 sq. ft. per side. The standard Rocky Rococo sign I am proposing has 96 sq. ft. per side and will be 20' to 25' maximum height de- pending on actual site survey. We don't want the sign to be blocked by existing signs. I am sending a drawing of the 20' high sign for your records. (This sign was built for another location.) Because of the short time frame we did not have time to do a special drawing for Hopkins. You will note the location of the existing sign is in the driveway and we feel this location causes a potential safety hazzard. Extensive time and money is being spent to renovate and upgrade this location aestetically. We strongly feel that moving the sign location will improve the appearance of the site and remove a potential safety hazzard.
