Applicant is requesting a variance to locate a sign within the rear yard setback.
The subject site is located at 724 Washington Avenue South, the current site of
Hopkins Health Care. The site is zoned B -1.

The rear yard setback for a B -1 district is 10 feet. The applicant is proposing
to locate the sign on the rear lot line at the northwest corner of the property.
Ordinance 427.42(15) requires applications for other proposed sign permits not
prohibited by Section 409 and involving a lesser setback than required by Hopkins
Zoning Ordinance, maybe granted only by and under a Conditional Use Permit as
defined in Section 427.04(26) and under the applicable provisions and regulations
of Conditional Use requirements set forth in section 427.26 of the Hopkins Zoning
Ordinance which Conditional Use may require periodic zoning reviews and maybe

cancelled for cause.

The proposed sign is 402 square feet and will be 9 feet high. The sign will be
unlite and be made of wood.

The applicant states the request for the Conditional Use Permit is because there
is no other suitable area on the property to erect a sign without destroying trees.
