Waiver of Platting Reqs.-Divide Lot• • April 17, 1985 Case No: 85 -25 Applicant: Gil Johnson Location: 1213 Excelsior Avenue Request: Waiver of Platting Requirements to divide lot STAFF FINDINGS & COMMENTS: Anderson 1. Applicant is requesting a waiver of the platting requirements at 1213 Excelsior Avenue. The subject site is zoned B -3. 2. The proposed division line would be located 14 feet to the west of the current lot line. The current buildings would have the proper setbacks with the proposed lot line. 3. The proposed lot would be 532'x130' and consist of 6955 square feet. Ordinance 427.35 requires a lot in a B -3 district to be 25 feet wide and 3000 square feet. 4. The house currently on the lot is a non - conforming use within a business district. An apartment building is to the west and Hopkins Auto and Truck Service to the east. 5. The applicant is requesting a waiver to seperate the lots to facilitate the sale of the subject site. 6.
