Signs for Non-Res. Uses0 0 May 16, 1985 To: Planning & Zoning Commission From: Jim Kerrigan Subject: Signs for non- residential uses located.in residential districts The Commission has been asked by the City Council to review the present ordinance requirements of signs for non- residential uses located in. residential districts. This is in respone to the two recent requests for sign variances by Hopkins Eisenhower and Zion Lutheran Church. The Council would like to see some type of change which would reduce the necessity for requesting variances in con- junction with this item. The ordinance presently limits the maximum area of these types of signs to 12 square feet per surface + 2 square foot for each foot of setback greater than 30 feet. The total area of all such signs cannot exceed 50 square feet. The Commission has three options available to deal with this situation: 1. retain the present requirements of the ordinance and deal with the situation through the variance process 2. increase the maximum square foot requirements.for such signs. This would give such uses more ability to get the type of signage they feel is needed and still conform to the ordinance. The staff will check with other communities to determine their requirements as relates to this item. 3. all such signs could be reviewed individually under a Conditional Use Permit process. This would eliminate the variance process while at the same time allowing for neighborhood imput. •
