The applicant is proposing to construct an office building at 630 llth Avenue South. The subject site is zoned I -1. 2. The proposed building is to be two stories and have 2040 square feet per story. 3. Ordinance 427.38 requires a front yard setback of 20 feet. The plan shows the proposed building with a setback of 11 feet. If the applicant cannot re- design the building a variance will be required. 4. The plan shows 16 parking spaces. Ordinance 427.45(20) requires one parking space for each two hundred and fifty (250) square feet of gross floor area. The proposed building would require 16 parking spaces. 5. The proposed building has a Floor Area Ratio of .31. The maximum F.A.R. in an I -1 District is .60. 6. The applicant is proposing to have an entrance /exit on llth Avenue South. 7. The proposed plan shows earth berms and green areas. No specific landscape plan was presented. The applicant would have to comply with 427.48(10) the landscaping ordinance which would require 9 trees on the site. 8. The only items we wish to ascertain are: 1. Can we obtain an egress, ingress unto the property from llth Avenue South - as the only other way would be through an unimproved alley. 2. Does a two story office building fit into the area. It is zoned for that and the height of the building fits the criteria of the zoning of under 35 feet in height. Thank you.
