Variance-Kokesh Athletic Warehouse• October 17, 1985 Case No: 85 -52 Applicant: Kokesh Athletic Warehouse Location: 350 17th Avenue North Request: Variance from required parking STAFF FINDINGS & COMMENTS: Anderson 1. Applicant is requesting a parking variance ofi spaces. The location is the present site of the Kokesh Athletic Warehouse. The subject site is zoned B -3. 2. Ordinance 427.45 requires 27 parking spaces. The site currently has 13 spaces. 3. The applicant is proposing to move its administrative offices from Opus to the subject site. Remodeling is proposed extensively in the interior with only slight remodeling on the exterior. A Conditional Use Permit would probably be required for those improvements. No design plan has been presented to staff. The current uses in the building are garment lettering section, an engraving section and the warehouse. The current building has 19,120 square feet, 3000 will be used for office space and the rest left for the warehouse and the gar- ment lettering section, the engraving section will be removed. 4. The applicant presently has 9 employees at this site and propose to have 20 employees with the consolidation. 5. The applicant is proposing to lease 14,805 square feet on the south from the Railroad Authority to use for additional parking. Access to this property will be from 17th Avenue North athletic and oJf su lin inc. HARDSHIP A Presently the Kokesh warehouse is in a separate location from the administrative offices. This has proved to be a problem. Logistically these two operations are closedly linked, and geographically separating them is not effective for Kokesh. Because the Kokesh Warehouse is close to the property line, expansion of parking area on Kokesh property is impossible. Kokesh has contacted the Hennepin County Regional Railroad Authority regarding the property which borders us on the South. The Railroad Authority has agreed to lease that property to Kokesh. Kokesh in turn would use that property for parking. This would provide more than ample spaces. Presently there are 9 persons employed at the warehouse. With the proposed change there would be 20.
