Bldg.• • • October 17, 1985 Case No: 85 -55 Applicant: Dale Egberg Location: 630 llth Avenue South Request: Conditional Use Permit to construct an office building STAFF FINDINGS & COMMENTS: Anderson 1. Applicant is proposing to construct an office building at 630 llth Avenue South 427.26(c) requires a Conditional Use Permit for new construction over $75,000. The subject site is zoned I -1. 2. The proposed office building is to be two stories and have 2040 square feet per story. 3. The front yard setback is 20 feet, the northerly side yard setback is 46 feet, the southerly side yard setback is 20 feet and the rear yard setback is 50 feet. The setbacks conform with Ordinance 427.28. 4. The plan shows 16 parking spaces. Ordinance 427.45(20) requires one parking space for each two hundred and fifty (250) square feet of gross floor area. The proposed building would require 16 parking spaces. 5. The size of the parking spaces have been reduced since the Concept Review. At the time of the Concept Review the plan showed 10x20 parking spaces. The present plan shows 10x18 parking spaces. Ordinance 427.43(7) requires 9x20 parking spaces. The applicant has stated that the parking size can be expanded. 6. The proposed building has a Floor Area Ratio of .31. The maximum FAR in an I -1 District is .60. 7. Ordinance 427.48(10) requires 9 trees. The landscape plan shows 10 trees along with assorted ground cover around the building. A berm will be located along the south side of the site. 8. The applicant is proposing to have an entrance /exit on llth Avenue South. 9. The height of the building is approximately 33 feet. Ordinance 427.38 has a maximum height of 35 feet in an I -1 District. 10. The exterior of the building is to be cedar. 11. The City Engineer has not seen the drainage plan as of the date of this review. Any approval should be contingent upon approval of the City Engineer. 12. The Fire Marshal has not seen the plans as of the date of this review. Any approval should be contingent upon approval the the Fire Marshal. 13. Office buildings surround the proposed building on the north, south and west sides, an empty lot is to the east.
