Applicant is proposing to divide the property at 237 -241. 21st Avenue North. The property is presently three lots (lots 26, 27 & 28) with one structure, on them. The existing lots are from 4651 sq. ft. to 5318 sq. ft. in size and are below the minimum lot area requirements of 6000 sq. ft. specified in Ordinance 427.31. Applicant is proposing to divide the existing lots into two larger lots. Proposed Parcel 'A' is to be 54' x 132.92' (7177.68 sq. ft.) and proposed Parcel 'B' is to be 56' x 132.89' (7441.74 sq. ft.). Property is in an R -1 -A District. 2. Applicant is proposing to remove the existing structure from the property and construct a double bungalow on each of the proposed lots. According to Ordinance 427.31, the minimum lot area required per family unit,is 3500 sq. ft. or 7000 sq. ft. for a double bungalow. Each of the proposed lots.meets this requirement. 3.
