STAFF FINDINGS AND COMMENTS: Norris
1. Applicant is proposing to redivide two existing 40' lots (Lots 14 & 15) and
the south 10' of Lot 13 into two 45' lots. Proposed lots would each'be 6030
square feet. Property is in an R -1 -A District.
2. Ordinance 427.07(1) states that lots of record that do not meet the minimum
width requirements may be used for a single family detached dwelling provided
the width of said lot is not less than two - thirds of the minimum requirement.
In this case, the minimum required lot width is 50' = 2/3 of this is 33.3';
the proposed lots meet this requirement.
3. Property is presently vacant; applicant is proposing to construct a single
family detached dwelling unit on each proposed lot.
4. The City Engineer has reviewed the proposed division and proposed legal de—
scription and has found them acceptable.
