Cond. Use Permit-Oak Ridge CC. April 18, 1984 Case No: 84 -15 Applicant: Oakridge Country Club Location: 700 Oakridge Road Request: Conditional Use Permit to construct a tennis court and remodel existing courts. STAFF FINDINGS AND COMMENTS: Kerrigan 1. On February 28, 1984 the applicant received a Conditional Use Permit to under- take various improvements on the subject site. They have stated that part of these improvements included the addition of one tennis court on the addition of 10' to the east side of the existing courts, and the resurfacing and re- striping of the existing courts. However, no plans were presented to the staff for review of these improvements nor did any discussion of them take place either at the Planning and Zoning Commission or City Council meeting (the applicant has stated they were shown on the site plans during their presentation to the Commission and Council). Therefore, the staff has requested the applicant request Conditional Use Permit approval prior to undertaking these improvements. • 2. The new tennis court would extend approximately 60 feet west of the existing courts and be located approximately 25 feet from the property line. The zoning ordinance requires a 10 foot sideyard. The court would be surrounded by a 12' high chain link fence which would be located 5 feet from the north property line. 3. 427.33(2) 4 states that a Conditional Use Permit may be granted for outdoor game courts located in outdoor recreation areas not designated and owned as part of a single or two family structure and not owned or operated by the City of Hopkins and abutting or in any 'R' district provided it is fenced and screened by plant- ings or other suitable screening material and shall not be lighted between the hours of 11 P.M. and 6 A.M. of the following day. 4. The applicant has stated that these improvement were discussed with the neighbors at a previous meeting concerning the overall course improvement plans. The neighbor directly north of the proposed court has expressed concern over the impact of the additional court on his property. •
