1. The applicant is proposing to divide a single parcel of land into two
separate building sites. The applicants present residence is located
on what would be/northerly lot should the division be approved.

2. The subject property is zoned R -1 -C Residential, which requires 12,000
sq. ft. of lot area. The northerly most lot of the division would con-
tain approximately 20,000 sq. ft. with a frontage of 116.26' on Inter -
lachen Road and the southerly lot approximately 17,500 sq. ft. with a
frontage of 82.1 ' on Interlachen Road.
3. The applicant is proposing to construct a new single family home on the
southerly parcel. The plan as proposed would require the approval of a
variance. Construction on one section of the structure would be located
11'1" within a public utility easement. Any approval of the Commission
on the subject request would have to be contingent upon City Council
approval allowing the applicant to infringe upon the easement.
4. It has been usual policy for the Commission to grant waiver of the plat
on a single division provided the lots created are,legal and with approval
contingent upon acceptance by the Hennepin County Recorder of the division.
