Request: Conditional Use Permit for an addition to the present structure
STAFF FINDINGS & COMMENTS:
1. The applicant is requesting a Conditional Use Permit to construct an addition
to the existing building in an I -2 district. The site is the Merchants Refrig-
erating Company located at 325 Blake Road. 427.26(c) requires a Conditional Use
Permit for new construction or for enlargement, remodeling or repair work of the
exterior of any existing building including structures accessory thereto, at a
cost of at least $75,000.
2. The proposed addition is 48' x 70' and is to be located on the south side of the
existing building. The proposed addition is to be made of lightweight concrete
block. The height of the addition will be 19'6 ". The existing building is
approximately the same height.
• 3. The applicant has stated the use for the proposed addition will be for dry
storage.
4. The proposed addition is a minor extension to the present building. The present
building is 257,300 square feet and with the proposed addition the building will
have 260,660 square feet.
5. The proposed addition will not effect any setbacks.
6. The City Engineer has noted that the proposed addition will not effect the drain-
age of the site.
7. No landscape plan was submitted for review.
8. The Floor Area Ratio with the proposed addition will be .36, this is within the
maximum requirements of 427.38 which requires a maximum ratio of .60.
9. The Fire Marshal has not seen the plans as of the date of this review. If a
Conditional Use Permit is approved it should be contingent upon the recommenda-
tions of the Fire Marshal.
10. No parking plan was submitted however the proposed addition will require only
one additional parking space. The site contains adequate parking.
