Subject: Variance for sign from James Justus The applicant is returning with his request for a variance to exceed the allowable square footage for signage. The Commission asked the applicant.to revise his request based on closer conformance to the Ordinance and consideration of fronting on County Road 3. The applicant has reduced the size of the four signs that were shown previously to ex- ceed the maximum area of a single sign to under 250 square feet. The revised plan as presented would have no sign exceeding 250 square feet. The applicant has reduced the total square footage from 2367 square feet to 1765 square feet. A variance of 530 total square feet is being re- quested. This revised request exceeds the exist- ing allowance of 1235 Sq.Ft. by 530 Sq.Ft. with no individual sign exceeding 250 Sq.Ft. This is a reduction of our previous request for 2367 Sq.Ft. with four signs exceeding 250 Sq.Ft. Please note that Justus Lumber Company looses a considerable amount of sign allowance, due to the fact 11th Ave. So. is our mailing address and used as the major road to calculate our allowance. In • reality, our company faces County Road 3, which we consider our front, and seems to be the logical road to be used for the calculations. If County Road 3 was used for major road considerations, we would be allowed 1838 square feet, more than what we're requesting. We need large lettering because of our set back from County Road 3, and the competition we get from Amoco and Country Kitchen signs.
