Subject: Northerly Parcel of Walser Properties
The applicant has submitted a plan for the northerly parcel of the
Walser Auto Sales lot which is in conjunction with the granting of the Con-
ditional Use Permit for construction of an auto sales lot to the south. The
lot is to be used for storage of cars only, with no sales activity occuring
on this site. The applicant is proposing to have 81 marked parking stalls.
The plan as presented has complied with Ordinance 427.44(3) which requires
off - street parking areas to be one foot from the lot line and two feet from
the principal building. The surface of the parking lot will be patched and
a finish wear surface will be applied. Six new lights will be installed;
three in front and three in the back of the site. The lighting will have to
conform with ordinance 427.36(a) which requires indirect lighting. A new
chain link fence will be put on the west and east side of the parking lot,
with the existing chain link fence on the north side to remain. A chain will
be used across the entrance /exit along Excelsior Avenue. The existing build-
ing is to be painted and remain vacant.
