ORDINANCE N0. 82 -512
AN ORDINANCE AMENDING HOPKINS ZONING ORDINANCE
NO. 427 TO ADD PROVISIONS FOR MANUFACTURED SINGLE
FAMILY HOMES
BE IT ORDAINED, by the City Council of the City of Hopkins as follows:
That Sections 427.28 and 427.31 are hereby amended by adding the following
sections:
SECTION I - MANUFACTURED SINGLE FAMILY HONES DEFINED: Manufactured
Single Family Home is a structure transportable in one or more sections which in the
traveling mode is eight (8) body feet or more in width and forty (40) feet or more in
length or when erected on a site in the proper residential district will have an area
of Three Hundred Twenty (320) or more square feet and which is built on a permanent
foundation or chassis and designed to be used as a dwelling for one family, and is
connected to the required utilities and includes the plumbing, heating, air conditioning
and electrical systems contained therein and complies with all of the provisions of the
Manufactured Homes Building Code cited as Minnesota Statutes Annotated Chapters 327.31
through and including 327.36, the contents of which statutory sections are hereby
adopted and enacted with the same force and effect as though set forth herein verbatim.
SECTION II - PERMITTED LOCATIONS OF MANUFACTURED SINGLE FAMILY HOMES:
Manufactured Single Family Homes may be permitted, erected, located or relocated
in the following Zoned Residential Districts under the following conditions:
a. In R -1 and R -2 Zoning districts, any and all dwellings of any
kind shall be subject to and governed by all of the provisions
of the Minnesota State Building Code.
b. In all other Residential (R) Districts, such Manufactured Single
Family homes may be permitted or relocated provided they include
permanent foundations and are governed by all of the pertinent
provisions of M.S.A. 327.31 through 327.36 and by other general
regulations which may be from time to time established.
c. In R -1 and R -2 Zoning Districts, any and all dwellings of any kind
must have a minimum width of twenty (20) feet and a minimum height
of fourteen (14) feet.
