WORK SPECIFICATIONS KOKESH ATHLETIC BUILDING
Project Redo old Kokesh Athletic Building and three other
buildings as per sketches provided by owner to contractor.
This proposal includes only the exterior of these buildings.
Specifications of this proposal can be changed, and price
adjustments will be made. Where specifications are not listed, a
construction budget will be included.
1. Remove all signage on buildings that will not be reused.
General clean up of job site.
2. Clean all surfaces that are to be redone. This includes
brick cleaning, removal of vines, removal of all excess hardware,
removal of electrical mast, removal of old coping as needed.
Block cuts and removal of brick will also be done at this time to
prepare openings for new windows. Existing windows will be
reused on building #4.
Construction- CARPENTRY
1.Fir out rear wall on buidling #4 with 1" x 2 ". Install 6"
redwood siding.
2. Retrim entire rear of building using the sketches provided.
New wooden combination windows to be installed.
3. Building #3 should be sheathed with exterior grade plywood
before cedar shakes are applied.
4. Build deck as shown on drawings, after the two new entry
doors are installed, and third entry way has been added. Door
allowance to not exceed $400 per door including hardware.
5. Install lattice work around door openings and deck area also
around the air conditioners that have been moved. Build new
steps.
6. Install 1" x 6" tongue and groove pine on building #5, and
building.
7. New metal coping for building #5 after tile has been removed.
Will require minimal carpentry.
8. Planter boxes with signage posts can be built after the
initial concrete work has begun. These boxes will be built 30"
tall and to scale using treated lumber or other suitable
material.
9. Build trash enclosure out of cedar using treated posts.
Supply hardware for gate system.
Construction Installation of Glass and Doors
1. Glass will be 1" clear insulated glass in dark bronze
111 thermally broken framing.
2. Doors will be narrow style aluminum with standard hardware
and closing mechanisms,
3. All installation of new glass will be done according to
standard codes. Example tempered glass to be used where
necessary.
4. Windows on building #3 will be reused. They will have new
inserts and be made paint ready.
5. New wood panel doors to be installed on building #3 at this
time.
Electrical
1. Supply and install lighting on exterior of building as per
sketches.
2. Lights will have switches or control devices as per City
Codes and owner's needs. Timers are not included in this bid.

3. Additional 100 amp service to building #5 and two exterior
stubs to kiosk or deck area are also included in this bid.
Service to this building should be put underground in 2" plastic
pipe. Service could then be increased if needed by new tenant.
Concrete
1. Courtyard. Remove all topsoil and fill with 4" sand.
Prepare area for proper drainage. Frame with 2" redwood.
2. Form walkways using the angles of the planters as reference,
using exposed aggregate in walk area an smooth concrete for the
rest of the courtyard. The exposed aggregate will be from the
alley to each door. Final decisions are to incorporate the
angles we already have sketched and incorporate them into our
walkways.
41/ 3. On the finish, it will be washed, let set a couple of days,
then washed with acid. Then sealed and covered, then sealed
again in a week. In the spring, the concrete should be cleaned
again and a sparkle seal should be applied.
All concrete, block, or brick openings to be refurbished before,
and made redy by the time the glass arrives.
11/ Stucco building #5 finish to be cosen by owners.

Redash with Thorocoat all areas that are specified to be done.
This includes second floor East wall and blocksurfaces, if paint
cannot be used.
Paint areas that are specified on the blue prints. A sealer will
be applied to all new lumber on the rear of these buildings
Awnings and awning design were taken into account with little
changes being needed. These are to be provided by contractor.
The budget for these and the installation cost to not exceed
$2,500. This should bew more than adequate. Any credit will be
handled by a credit memo.
Planings for planter box are not included in this bid.
All other exterior work that has been discussed between owners
and contractor to be included.
