Inspection 1001-1007 Excelsior Ave WCITY OF HOPKINS 1010 FIRST STREET SOUTH • HOPKINS, MINNESOTA 55343 • 612/935 -8474 DATE: October 11, 1984 TO: Bob Miller FROM: Dave Fischer, Plumbing & Heating Inspector, City of Hopkins SUBJECT: Inspection at 1001 -1007 Excelsior Avenue West As a result of my inspection at 1001 - 1007 Excelsior Avenue West I found the following items that shall be changed or repaired: 1007 Basement Plumbing 1. Water closet has to be vented or removed and opening capped permanently. 2. Install valve on house side of meter. Mechanical 1. Seal up or cement around boiler vent where it goes into chimney. 1007 2nd Floor Unit #1 - Northwest unit 1. Water closet needs anti - syphon ballcock. 2. Water closet water is running - needs repair. Tailor Shop Plumbing 1. Repair or replace lavatory faucet. 2. Water closet needs anti - syphon ballcock. Mechanical 1. Bathroom needs exhaust fan. 1001 -1007 Excelsior Avenue West Page 2 Kokesh - 1001 Excelsior Avenue West - Basement Plumbing 1. Replace lavatory in women's restroom. 2. Remove excess piping in basement plumbing. 3. Install proper hangers on all gas piping. 4. Install proper P & T valve and drop arm. Mechanical 1. Furnace vent needs proper clearance all the way through roof and build chase for vent pipe up to roof. ELECTRICAL 1001 Excelsior Avenue West 1. Rewire to suit new tenant. 2. Remove wall to get proper clearance around service. 1007 Excelsior Avenue West 1. Basement 1. cement floor in good condition 2. block walls showed no cracks or water seepage 3. ceiling floor joist in good condition 4 basement stairs need handrail on four raiser section B. Second Floor Apartments 1. stairway opening guard railing should have closer dividing rails C. Apartment #2 1. kitchen ceiling, walls and floor in good condition 2. hallway condition good 3. bathroom no corrections 4. middle bedroom no correction 5. end bedroom no correction 6. front room no corrections 7. front stairs no corrections 8. front roof deck - new C. Apartment #1 1. kitchen needs window screen repair 2. bathroom no repair 3. bedroom no repair 4. living room - ceiling peeling, walls small cracks, window screen needs repair E. Rear Barber Shop 1. has just been remodeled F. Front Tailor Shop 1. only one room with small bath. 2. bath door only openable 2 way - should be corrected. 3. walls around water closet and lavatory should have non absorbent material applied G. Exterior 1. brick in good condition H. Roof 1. not accessible • 1001 Excelsior Avenue West - Retail Store A. Basement 1. cement floor tiled in good condition 2. block walls mostly covered, but seem to be in good condition 3. ceiling tiled, no damage observed 4. there was no water leakage or damage in the basement 5. basement baths ok 6. basement lunchroom ok 7. two exits out of basement B. First floor retail store 1. ceiling tiled no damage 2. walls paneled no damage 3. floor carpeted no damage C. Rear Garage 1. roof not accessable 2. block walls showed water stain and north -east corner small movement cracks 3. floor in good shape REMARKS: A. The complete complex is in above average condition. B.
