Re: Proposed Condominium License and Inspection Fees
At the first reading of the Rental License ordinance on January � 5, 2008 a request was submitted
to allow condominium fees to be the same as apartments. Staff has met and discussed the
condominium rental license and inspections fees.
Staff feels the proposed annual renta! license and inspection fees should remain as proposed.
The condo inspection fee has already been adjusted to reflect its unique status. The Apartment
building fees are $65.00 per building inspected and $20 per unit inspected. A condo will have an
individual unit inspection fee of $45.00. The $35.00/building annual license fee shall remain the
same.
• Reasons Why Condos Should Not be treated Like Aparfinents'
1. Individuai Propertv ldentification Numbers — Condos are owned and sold
individually; a single apartment is not. An apartment complex is owned and operated by
one person or company where a condominium complex may have one person owning
and renting out several condos while other units. are owned individually and occupied.
In an eight unit complex there may be eight different owners.
2. Condominium Association Role — Unlike apartments, Condo Associations do not
take care of nor are they responsible for interior property maintenance of the
condominium.
3. Staff Time — There is more staff�time involved when inspecting condominiums
compared to apar�ments. Inspection times have to be schedule with each condominium
owner. Sfaff has multiple trips back to the same complex due to the fact owners have
different times they are available to meet for the inspection. Individual letters have to be
generated and senfi to each condo owner. When inspecting an apartment complex its
one trip to the complex and many units can be inspected in a shorter time frame.

The currenf annual license fee costs condo owners $1.66 per month per condo.�
The proposed license fee increase will cost condo owners $2.92 per month per condo.
• Condominium Inspection fees will cost the owner an addifiion $3.75 per month the year they are
� inspected for each condo owned.
