feet will be used for production and brewery and 1700 square feet for the taproom and lounge
area. There is a planned patio area of approximately 1500 square feet. The proposed hours

Primary Issues to Consider
What is the zoning of the property, and how has the Comprehensive Plan
designated the subject site?
The subject property is zoned B-3, General Business. The Comprehensive Plan has
designated the site as Commercial. The proposed use complies with both documents.
• What are the conditions for a brewpub?
535.03. Subd. 2. Conditional uses with B districts:
JJ) Brewpub:
1. That the property and building abuts Mainstreet.
The location meets this requirement.
• What are the specifics of the operation?
The site plan indicates 49 seats in the interior and additional seating for 35-40 on a patio on
the north side of the building. The entrance to the business will be from Eighth Avenue. The
brewery and production area will be located on the east side of the space. In addition to the
on -sale business, they will also have off -sale growlers and sell to local liquor establishments.
The zoning ordinance does not require parking for properties abutting a B-2 district.
• What was the discussion at the Zoning and Planning meeting?
Ms. Anderson reviewed the proposed brewpub. Jeremy Hill and Blake Verdon, the
applicants, appeared before the Commission. Mr. Verdon reviewed the details of the
proposed brewpub with the Commission. No one appeared at the public hearing regarding
this item.
Alternatives
1. Approve the conditional use permit to operate a brewpub. By approving the conditional
use permit, the applicant will be able to operate the brewpub as proposed.
2. Deny of the conditional use permit. By denying the conditional use permit, the applicant
will not be able to operate the brewpub as proposed. If the City Council considers this
alternative, findings will have to be identified that support this alternative.
3. Continue for further information. If the City Council indicates that further information is
needed, the item should be continued.
