1. The subject property is presently zoned R -1 -D. The applicant is request-
ing a Waiver of the Platting Requirements to divide the subject lot into
two parcels.
2. With the division, Parcel A (location of applicants house) would have
58,431 sq. ft. and Parcel B would have 20,495 sq. ft. The Zoning Ordin-
ance requires a lot area of 20,000 sq. ft. The divided lots would also
have adequate lot frontage.
3. The applicant has stated no development plans are proposed at this time
for Parcel B. Access could be off of either Minnetonka Boulevard or
East St. Albans Road. However, any access off Minnetonka Boulevard
would require Hennepin County permission.
