A RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR
THE BLAKE SCHOOL CAMPUS IMPROVEMENTS
WHEREAS, The Blake School initiated a conditional use permit (CUP) application for the
properties currendy located at 1 10 Blake Road;
WHEREAS, these properties are legally described as Lot 1, Block 1, The Blake School
Addition, except that part embraced within the east 1/2 of the southwest 1/4 of Section 19 Township 117
Range 21 Hennepin County, Minnesota;
WHEREAS, the procedural history of the application is as follows:
A site plan application was initiated by the applicant on December 23, 2016;
The Hopkins Planning and Zoning Commission, pursuant to published and mailed notice,
held a public hearing on the application and reviewed such application on January 25,
2017: all persons present were given an opportunity to be heard; and
That the written comments and analysis oF City staff were considered.
WHEREAS, the City Council of the City of Hopkins reviewed this application during their
meeting on February 7, 2017, and agreed with the findings and recommendations of the Planning &
Zoning Commission.
NOW, THEREFORE, BE IT RESOLVED that the Ciq� Council of the Cit}� of Hopkins hereb}'
approves a conditional use permit for The Blake School campus improcements, subject to the conditions
listed below.
1. Issuance of a building permit.
2. Submission of a landscape securit�� in a foxm acceptable to the Ciry Attorney equal ro 1.5
times the value of the proposed plantings. The letter of credit shall be provided prior to the
issuance of a building permit for each phase and shall be valid for a period equal to two
growing seasons afrer the date of installation of the landscaping.
3. All e�terior signage shall be approved through a separace sign permit.
4. Approval of all necessart' permics from the Minnehaha Creek Warershed District prior to
issuance of a building permit.
5. Conditional use permits ezpire one }'ear from the approval date. Requests for an}'
extensions shall compl}' with Cit}� requirements.
