RESOLUTION NO. 87-8
CITY OF HOPKINS
HENNEPIN COUNTY, MINNESOTA
RESOLUTION MAKING FINDINGS OF FACT AND APPROVING
APPLICATION FOR VARIANCE VN87-1
WHEREAS, an applioation for a Variance entitled VN87-1
has been made by Zion Lutheran Church for side yard and
front yard setbacks.
WHEREAS, the procedural history of the application is
as follows:
o
1. That an application for Variance VN87-1 was
filed wi th the Ci ty of Hopkins on December
30, 1986.
2. That the Hopkins Planning Commission reviewed
such application on January 27, 1987-
3. That the Hopkins Planning Commission,
pursuant to mailed notices, held a public
hearing on January 27, 1987; all persons
present at the hearing were gi ven and
opportunity to be heard.
4. That the written comments and analysis of the
City staff and the Planning Commission were
considered.
NOW THEREFORE BE IT RESOLVED, that the Hopkins Ci ty
Council makes the following Findings of Fact in respect to
VN87-1:
1. That it does present a unique circumstance
and hardship that would justify the variance.
2. That part of the building is already non-
conforming and this would enlarge on the non-
conformity but not intensify.
3. Visual impact of the interseotion is not
adversely impacted by the development.

BE IT FURTHER RESOLVED, that application for
Variance VN87-1 is hereby approved subject to the following
Conditions:
1. That a lot combination occurs
2. That a Conditional Use Permit is obtained for
the construction.
