HENNEPIN COUNTY, MINNESOTA
RESOLUTION MAKING FINDINGS OF FACT AND APPROVING
APPLICATION FOR WAIVER OF PLATTING REQUIREMENTS
WHEREAS, an applioation for a Waiver of the
Platting Requirements entitled WVR87-2 has been made by Jon
Sohwartzman, 417 Cottage Downs, to divide two existing
paroels as follows:
WEST PARCEL: Lot 14 and the West 21.47 feet
of Lot 13, all in Blook 4, Knollwood,
aooording to the reoorded plat thererof,
Hennepin County, Minnesota.

EAST PARCEL: That part of Lot 13 which
East of the West 21.47 feet thereof and
part of Lot 12 which lies West of the
25.00 feet thereof, all in Block
Knollwood, according to the recorded
thereof, Hennepin County, Minnesota.

WHEREAS, the procedural history of the applioation
is as follows:
1. That an application for Waiver of Platting
Requirements WVR87-2 was filed with the City
of Hopkins on April 10, 1987.
2. That the Hopkins Planning Commission reviewed
such application on April 28, 1987.
3. That the Hopkins Planning Commission,
pursuant to mailed notices, held a public
hearing on April 28, 1987; all persons
present at the hearing were given an
opportunity to be heard.
4. That the written comments and analysis of the
City Staff and the Planning Commission were
considered.

NOW THEREFORE, BE IT RESOLVED, that the Hopkins
City Council makes the following Findings of Fact in respect
to WVR87-2:
1. That the lots meet the minimum lot size for an R-
1-D Distriot.
2. That the existing setbaoks will not be decreased
by the Waiver.
3. That the Commission has previously granted Waiver
of the Plat for a single property division.
BE IT FURTHER RESOLVED" that application WVR87-2
is hereby approved sUbject to the following Conditions:
1. That the Waiver is accepted by the Hennepin County
Reoorder.
